At the end of last year, over a few weeks, about a dozen groups toured this two-bedroom townhouse About six kilometers west of downtown Calgary, but two proposals have been submitted before the new year. One bid is slightly improved by matching the full ask price to the other.

“Typically, December is not the best time to list in the North American market,” said agent Bryon Howard. “But we thought any buyer we were looking for would be very serious.

“It was slow at first, then we had some activity and we got two offers that came very close.”

“There are two blocks at the front that face the street, and I think more front yard space is needed (because) the two blocks behind those fronts have small back yards,” Mr Howard said.

“It also has modern finishes, which are highly desirable for inner-city, urban buyers.”

In addition, local attractions cater to a variety of lifestyles. “It's a good, central location, close to great amenities,” Mr Howard said.

“It's accessible to downtown and walkable to Marda Loop, and it's not far from the river valley trails.”
