The proposal along St James's Park will rise to 65 storeys

Across the street from St. James Park in downtown Toronto, the completely redeveloped proposal is the latest in a series of redevelopment proposals at 110 Adelaide Street East. A collaboration between Stafford Developments and Greybrook Realty Partners, the proposal includes a 65-story mixed-use building designed by Arcadis. Located on the east side of Adelaide Street, west of Jarvis Street, it combines residential, retail and office space, located northeast of the famous St. James Cathedral and within walking distance of the future Moss Park station on the Ontario 3 line.

Located at 110 and 112 Adelaide Street East and 85 Lombard Street, the site measures approximately 1,306m². It currently has a 4-storey office building that extends the full depth of the property with frontages on Adelaide and Lombard Streets and serves as SvN offices.

In February 2020, the previous owner, 110 Adelaide Street East Inc, applied for a zoning amendment. It shows the plan of a 42-story mixed-use building designed by SvN.

In response to feedback, the revised app reduced it to 36 layers. This proposal was quickly followed by another amendment to 39 floors. In November 2023 Greybrook and Stafford Homes bought the site.

The latest Zoning Bylaw Amendment and Site Plan Control application proposes a 217.6m tower with an 8-storey podium along Adelaide Street and a 10-storey main building element extending north to Lombard Street. It will accommodate 600 residential units with 137m² of retail space, with direct access from Adelaide Street.

The gross floor area (GFA) is 36,370 m² residential, 400 m² retail and 330 m² office, resulting in a density of 28.41 FSI. In addition, the building will be equipped with five elevators for a ratio of one elevator per 120 units, which may result in longer wait times during peak hours.

The development includes 1,220m² of outdoor and 480m² of indoor amenities, with a significant proportion of office space (297.2m²) and 590m² of indoor space on the second floor.

Reflecting the City of Toronto's commitment to transit development, no underground parking is proposed at this site. Instead, the plan includes extensive bike parking with spaces at grade and mezzanine level, with 540 long-term and 120 short-term spaces.

Queen and King stations on the Yonge 1 line are approximately an 8-minute walk away, providing quick access to north-south transit routes. Additionally, the 504 King and 501 Queen streetcar routes are 3-4 minutes away. For cyclists, there is a dedicated cycle track on Adelaide Street paired with the opposite route on Richmond Street, and access to long-term and short-term cycle parking is off Lombard Street.

Historically characterized by low- and mid-rise buildings, this neighborhood, located east of the bustling Financial District, is developing in response to the declining availability of building sites near the city's commercial center. A block and a half east of the site, the 39-story Celeste condominiums are under construction. In the west, “Aulie” and “Alias” are being built, which will have 47 and 48 floors, respectively. To the north, the 52-story 88 Queen is under construction, and nearby, 100 Lombard Street is proposed at 59 stories.

Many buildings planned or under construction nearby include the Arcadis project, including the 34-storey Queen Central, the 40-storey 133 Queen East and the 59-storey 119-127 Church Street.
