New North End apartment approved – Our Communities

The Lord Selkirk-West Kildonan Community Committee held a regular meeting and a series of public hearings on April 4.

A public hearing was held to subdivide and rezone 1065 and 1069 Notre Dame Avenue and 1090 Winnipeg Avenue, consolidate the three properties and change them from industrial to commercial use. The request was granted, no one objected.

A combined subdivision, rezoning and variance was approved for 193 McGregor St. to consolidate partial lots and create a 26-unit apartment building that includes seven affordable homes. A variance was added for 15 parking spaces instead of 31, with the proponent noting that the building is on a corner lot near a number of existing and proposed transit routes. Two parking spaces should be available. No one was registered in the opposition.

“Thank God someone is building new houses on William White,” Kuhn said. Ross Eady (Mynarski) said. In support of the project, he cited concerns about trash fencing, adding that back lanes in the area are prone to illegal dumping, among other challenges. “William White needs a fill like this. I think McGregor has a lot of opportunities to increase the density.”

The committee also approved the closure of the public road west of Oak Point Freeway as part of the Winnipeg Transit North Garage Replacement Project.

An amendment to the zoning agreement for 1021 and 1029 Court Avenue was approved to allow a truck driving school on the site, including classroom space within the existing building.

During the regular meeting, Coun. Vivian Santos (Point Douglas) made a motion to reimburse the city's portion of the street use permit application and rental fee of approximately $40,000 to help the organization make major improvements to its buildings at 71 and 75 Martha St. , which includes a primary residence and a men's detox center. The project, which costs 17 million dollars, is fully financed.

“I'm glad to hear improvements are coming,” said Edie. The proposal was approved and the matter was referred to the council for final decision.

Plans have also been approved for a proposed fourth commercial building at 195 Haggart Avenue in the Northwest Business Park.

“I'm very excited to hear about future built-in solar options (here),” Kuhn said. Devi Sharma (Old Kildonan) said she supported the plans.

In addition, former school trustee Ramona Gallos' name was added to the committee's reserve list of street names with unanimous support.
