One-bedroom rental in Calgary has increased by 13%

A new rent report from Zumper shows that Calgary's rents have continued to rise year-over-year, with some sharp increases.

Renting a one-bedroom apartment in the city is now 13% higher than in February last year, averaging $1,820 a month. Rents for a two-bedroom apartment increased by 18%, to an average of $2,120 per month.

These numbers may be staggering, but they still pale in comparison to the growth seen by our neighbors to the north in Edmonton.

Edmonton has the fastest annual rent growth in the country, according to the report.

While the city still ranks very low on the rental list (#21), it has seen a surprising increase in prices. On average, a one-bedroom went for $1,270 per month, up 1.6% month-over-month and a massive 27% increase from February 2023 to February 2024.

In a Canadian rental report by Zumper, Vancouver remains at the top of the list, with a one-bedroom going for $2,700 a month, and a two-bedroom averaging $3,800.

Alberta is one of the few provinces in Canada that does not have a rent control policy, and there are no limits on how much a landlord can raise rent. However, the Residential Tenancies Act has some rules on how and when rent can be increased.

In neighboring BC, where rents are among the highest in the country, rent control policies limit annual rent increases for tenants, currently capped at 3.5%.

The lists are then aggregated monthly to calculate average rents for the 23 most populous metro areas.
