Heartwood: The missing puzzle piece

Rohit Communities and Bedrock Homes have teamed up to create a new community in southeast Calgary with Alpine style and a European sensibility.

Two Alberta developers have teamed up to launch Heartwood, a new residential community that combines the best of Alpine architecture and European style. The community is the missing piece of the puzzle in the interconnected configuration of new Southeast communities anchored by a stream of amenities such as the South Calgary Health Campus and North America's largest YMCA, the Brookfield Residential YMCA in Seton.

Named after the tree center, Heartwood encompasses 200 acres (81 ha) surrounded by the communities of Mahogany to the north, Rangeview to the east and south, and Seton to the west. The community will consist of five phases and will eventually house more than 4,000 people living in a mix of single- and multi-family home designs.

“This is our newest step in land development and it's our most exciting community yet. It's the hub – the bridge – that brings all these communities together,” says Luciano Salvador, Executive Vice President, Rohit Communities.

Rohit, who has several developments in and around Edmonton and is also developing Heartland in Cochrane, has teamed up with Edmonton builder and developer Bedrock Homes for the project. This is their first joint venture in land development. The duo have worked together on several other projects (Bedrock Homes as builder, Rohit as developer) in the Edmonton area, including Cambrian in Sherwood Park and Cherot's Rohit community in St. Albert.

Heartwood has access to many of the amenities already found in Seton's Urban District, as well as a private pool with unique offerings from numerous walking trails through nature-filled areas to a beautifully landscaped storm pond, two playgrounds, and a park. sites and a select group of neighborhood eateries and boutique shops.

“It has a diverse mix of land uses and part of that is the basic amenities are already there. We're really trying to bring in amenities that other communities don't have—things like a grocery store, a bakery with an Italian or Asian influence,” says Salvador. The key to a successful community is to bring convenience online in the first phase.

“It's really about the timing of the amenities,” he says, noting that many Rohit communities already have fun features like dog parks and playgrounds in place before the first show home opens.

Besides the cozy pool, it's the architecture and home design that sets Heartwood apart.

“It will be a European mountain landscape with two new architectural styles – urban wood and alpine stone – and in many cases, builders will have to create exclusive facades for this community,” says Kelsey Siemens, Rohit's sales manager. Associations.

Most of the cues for home design are taken from rural landscapes – steep hills with lots of wood and limestone accents. Home styles are varied, with multi-family options, apartment-style condominiums, townhouses and duplexes. Single-family home designs include front-drive and strip home designs and a select group of 12 estate-style homes with three-car garages on landscaped pond lots.

“With the houses, we really want to create a sense of interaction at street level, with wider entrances, focusing on the front of the house. Wood and stone give it a very luxurious feel,” says Siemens, noting that the beauty of the facades encourages outdoor living.

A collection of five apartment-style condominium designs are offered, along with a selection of townhouse and duplex designs.

The group of builders includes Genesis Builders Group, Jayman Built, Trico Homes, Bedrock Homes and Rohit Homes. Prices range from $200,000 to $1 million, depending on the design of the home.

Both Verhoff and Salvador are strong in Calgary and the area.

“It's the focus of all of Canada right now. It's the first choice destination in Alberta, with Edmonton following,” says Salvador. However, he notes that successful communities are not limited to location; they are also about successful timing. “With Heartwood, we want people to see the original vision with playgrounds, commercial offerings, a pond feature and trails.”

It's a six-year development with Phase 1, which includes 200 lots and storm pond water and walking trails, just coming online.

“We just broke ground,” says Salvador. Sales should begin in early fall with the first show homes opening in spring 2025.
