Proposed massive mixed use at Mount Pleasant GO in Brampton

Proposals for dense, multi-tower development are increasing in the Greater Toronto Area, many in Major Transit Station Areas (MTSAs) at subway and GO stations, taking advantage of provincial policies that encourage the strengthening of these transit hubs. The latest proposal to develop Mount Pleasant Village Block 2 in West Brampton, taking advantage of its proximity to the Mount Pleasant GO Station.

Currently, the development site between Lagerfeld Drive and Bovaird Drive east of Creditview Road is a vacant grassy space with no trees covering an area of ​​approximately 33,468m². It is directly south of the west parking lot of the Mount Pleasant GO station.

Developed by Giannone Petricone Associates, the North American Development Team's proposal is a comprehensive vision for a transit-friendly, walkable area. It will feature a series of seven towers ranging from 28 to 47 stories, or 99.8m to 157.8m in height, that will dramatically change the skyline of Brampton's Mount Pleasant area. The development offers a total of 2,801 residential units, featuring a variety of configurations to meet a variety of needs.

A key part of the project's design is the introduction of a new north-south municipal street that bisects the site and connects Lagerfeld Drive to West Bovaird Drive. This thoroughfare is supplemented by another street, an east-west road, which increases the site's access to Creditview Road. The new streets divide the site into four distinct blocks, each designed to generate active interaction at street level through residential and mixed-use podiums. The gross floor area (GFA) is 195,303 m², with 191,858 m² residential and 3,445 m² retail.

Two POPS (privately owned public spaces) with a total area of ​​2,626 m² anchor the development. These POPS are designed as accessible zones in the central part of the square, designed to draw the public inwards from the perimeter streets, thus weaving the pedestrian experience into the fabric of the development. This layout, according to the proposal, is not dominated by towers, but is integrated with the scale of public spaces to create a unified urban area.

Amenity plans include 5,677 m² of indoor and 5,268 m² of outdoor space. With four elevators per tower, that's about one elevator per 100 units, which meets the aggregate threshold UrbanToronto uses to benchmark reasonable elevator service in residential buildings.

Plans include parking for 2,204 cars in a three-level underground garage, including 1,833 for residents and 371 shared visitor and retail spaces. In addition, the plans call for 2,145 bicycle parking spaces with 1,924 long-term and 221 short-term spaces.

The development is located a short distance from the Mount Pleasant GO Station located within the MTSA. It offers residents convenient access to downtown Toronto via the GO train, with frequencies varying between peak and off-peak periods. In addition, the area is served by several bus routes from Brampton Transit and GO, increasing the site's connectivity and appeal as a hub for commuters.

There are other major developments surrounding the site, including plans for the adjacent Block 3 to the east, a separate project proposed by Menkes Developments as 32- and 34-storey towers. To the west of the site, Union Mount Pleasant is proposed as a six-storey, mid-rise with a series of townhouse blocks. Daniels Mount Pleasant Village is a master-planned, multi-level residential development on Bowired Drive West off Creditview Road with two phases of townhouses and towers up to 14 stories. These neighborhood projects, along with the Mount Pleasant Village block, mark the area's transition to a densely populated and vertically oriented community.
