Versatility and Value at Canterbury Crossing – Winnipeg Free Press

466 Desrosiers Dr. at Canterbury Crossing by Kensington Homes, which makes Oakridge four things. A new show home at home is unique, says new home sales consultant Lilita Klavins.

“First of all, this house is certified energy efficient,” he says. “And we're not talking about small gains in energy efficiency here.”

As shown, the income is higher than five or even 10 percent.

The 1,974 sq. ft. two-story home offers the perfect blend of livability and style.

“To be certified energy efficient, a new home must be built 20 percent more energy-efficient than a typical new home,” Klavins says. “With triple-paned windows, energy-efficient doors, an EEF Lennox furnace and tighter sealing, this is an energy-efficient home. Buy this home and you can get up to 25 percent back on mortgage insurance.”

According to Clavins, the second thing that makes the 1,974-square-foot, two-story home stand out is its variable footprint.

“At a time when lots are running low, this model can be built in three different widths – 32 feet, 34 feet and 40 feet. This is a great opportunity because this house fits anywhere in the city. It means we can build this house for you anywhere.”

The third key element of its design is its floor plan, which gives it all kinds of living space.

“The amazing floor plan makes it so easy to live in that you can imagine your family living here,” Clavins says. “This home offers a sense of comfort, flow and function that is off the charts.”

The spacious master bedroom is the definition of practical luxury.

The spacious master bedroom is the definition of practical luxury.

This is not an exaggeration at least.

As soon as you enter the foyer, you are surrounded by space and light that flows freely through the entrance door with a glass center and a large window on the side wall.

The generous entrance hall, perfectly framed by black capped third walls defining the lower and upper level staircases, flows naturally to the landing with a boxed patio spanning two spaces to the right.

“There's a powder room on the side wall and a great mudroom right next to it. It's a great space that comes with a bay window, custom cabinets, and a 23-foot by 22-foot double-attached garage door.”

From there, a five-foot-wide hallway leads to a natural-light main living area filled with texture and rich, contrasting finishes.

The four-piece suite is a tranquil space with a walk-in shower.

That's where Oakridge's cutting-edge style comes to the fore, Clavins says.

“The first space you see is the kitchen island. Sleek quartz countertops, charcoal accents, and metal appliances—plus a gold tone with handles on two-tone cabinets and drawers—add glam and pizzazz. The light/dark color palette just pops, and the mid-century modern light fixtures look great.

And then there's the great room, which is just as awesome.

“Its entertainment unit, electric fireplace, TV nook and stunning gray tiled wall with bronze trim are an absolute showstopper. The charcoal trim around it adds contrast, while the gray/taupe laminate flooring adds more texture.

Take the eye-catching staircase to the second floor and Oakridge's floor plan shines once again.

The main living area is filled with light, contrasting finishes and just the right amount of texture.

“You have four bedrooms, not three, plus a beautiful four-piece bath and a large laundry room with a bay window and lots of closets. All three additional bedrooms are very spacious, and the master bedroom is a private, luxurious lounge with all the natural light, a dangerously spacious walk-in closet, and a luxury suite with a five-foot walk-in shower and cool makeup cabinet.”
