A Toronto hotel and strip club has hit the market for $12.6 million

If you've ever dreamed of owning your own luxury boutique hotel, cluster of retail stores, and neon-lit basement strip club (yes, you read that right), we've got good news for you—that is, if you have the cool. $12.6 million down.

Are you curious yet?

A prime piece of Etobicoke commercial real estate is now for sale. The 13,850-square-foot corner property at Lake Shore and Fourth Street (2847 Lake Shore Blvd W) features five retail units and an 11-room hotel. Most interestingly, it houses the Klub Kave strip club – a rarity in the Greater Toronto Area (GTA).

With every shiny new condo development, another Toronto strip club disappears. Okay, that's an exaggeration. But it's fair to say that strip clubs are becoming a thing of the past in Toronto. Over the past decade, the city has bid farewell to Toronto's Gilly's, For Your Eyes Only, and Lancaster House (to name a few), with establishments such as Brass Rail and Filmore suffering a similar fate. As we head toward strip club extinction, Klub Kave is one of only six licensed adult entertainment clubs left in the city (think: supply and demand). Needless to say, it's mostly a men's strip club for women, which makes it even more special.

The intimate basement strip club is dimly lit and drenched in a variety of hues, with a bar and a small stage with a stripper stand front and center.

Meanwhile, the renovated Westlake Hotel is simple yet luxurious, full of character and full of art. The diverse and themed section has many unique talking points that cater to the younger demographic. It's the perfect addition to your strip club for an unforgettable girls' night out or bachelorette party.

The hotel has recently seen a top-to-bottom renovation, new HVAC and new roof, and a spectacular rooftop lounge. There are six parking lots, with further parking along Lake Shore and Fourth Street and a nearby Green P.

The listing touts the property as a “fantastic opportunity for a cash flow investor,” with a built-in and hands-on property manager and landlord. According to the listing, the property receives a stabilized NOI of more than $546,000, which will increase to $583,000 over five years. Hotel operations generate more than $240,000 in NOI, a “significant increase in occupancy and cash flow.”

The property is just minutes from the Mimico GO station, making it an easy drive home for guests after a fun night at Klub Kave (unless they just want to stay the night, that is).
