Oak Bluff West – Carefully crafted in the Winnipeg Free Press

One of the hallmarks of a well-designed luxury home is that you feel good the moment you step inside.

This is a new show home built by Paradigm Custom Homes located at 6 Longview Lane in West Oak Bluff.

From the moment you enter the main living area, you feel its functional, warm feel.

“Even though the area has an open design, it still has a cozy feel,” says Andrew Mate, who is selling the sprawling raised bungalow with RE/MAX One Group regular partner Shawn Kiradi. “I think that feeling comes from the layout. It's easy to see that a lot of thought has gone into how the spaces are laid out.”

Indeed, the layout of the free-flowing area is stunning.

The dining island is pushed to the left, neatly separating it from the adjacent dining room and giving it a distinct feel.

A medium-sized island was then placed at the front of it to add that definition and provide plenty of utility, says Matt.

“At Paradigm we are all about space and function and I think that philosophy is reflected in the design of the kitchen. In this case, we listened to our customers and did not put a sink on the island. Instead, we put it under the window on the side wall. This left the island open for use as a rehearsal space during entertainment.”

Additionally, the Paradigm design team chose to go with wall storage instead of walk-in storage.

“The reason for this was simple – it opens up space,” he says. “There's plenty of room for multiple cooks to move around and create, but you don't sacrifice storage space.”

Then there's the dining room, which is also full of function.

“Because there's so much separation from the kitchen, it's well defined but still accessible. Its layout allows it to hold a table that can seat 12 guests and is a good opportunity for entertaining as it is next to the patio door that leads to the large backyard deck.

Finally, there is the great room, a spacious, comfortable space cleverly carved into the rear of the main living area.

“It is defined by a tray ceiling and comes with an entertainment unit with an in-line electric fireplace with a colorful flame display and a large TV area with display shelves below,” he says. “A large window on the back wall along with a patio door, a large window over the sink and a skylight on the side wall of the dining room let in lots of natural light.”

Most importantly, the finishes in the great room aren't overpowering, Mate adds.

“From the entertainment unit in the great room to the matte quartz countertops, elegant white cabinets, black hood and stainless appliances in the kitchen, everything looks just right. This clean, subtle chic look works well with the warm birch-style vinyl plank flooring, which does a great job of softening all the natural light that floods inside.

Instead of a split layout – common in sprawling bungalows – Paradigm's design team came up with a layout that naturally separates the bedrooms from the main living area, creating a separation between the master bedroom and additional bedrooms.

“I would say the main living area naturally flows into the bedroom wing,” he says. “It's easily accessible, but very personal. It consists of two corridors, the first entrance on the left holds the master bedroom. Then down the hallway to the right are two second bedrooms and a beautiful four-piece bath. Families love divorce.”

Likewise, parents will simply love a master bedroom that is expertly insulated, efficiently laid out and elegantly appointed.

“The bedroom is the perfect size,” Mate says. “The walk-in closet is huge, and the suite – which can be closed off with a sliding barn-style door – is a great retreat, complete with gorgeous graphite tiles, a soaking tub and a single-slab marble shower. feature wall”.
